Eligibility check Answer the three questions below. If any one does not apply, joining may be difficult or require further confirmation.
Is at least one spouse 55 or older? For eligibility, only one spouse needs to be over 55. The payment amount alone is based on the younger spouse.
Is the couple's combined officially assessed value ₩1.2 billion or less? Multiple-home owners also qualify if the combined assessed value is ₩1.2 billion or less. Note this assessed value (gongsigagyeok) is different from the market price used to calculate the payment above.
Do you actually live in the home you would enroll? (registered residence included) If KHFC recognizes a reason — such as hospitalization for treatment, long-term stay to care for family, or moving into a senior residential welfare facility — a couple owning one home in total may join without living there.

Check before you rely on this. This calculator is an estimate based on the Korea Housing Finance Corporation's official example payment table (effective March 1, 2026). The actual monthly payment depends on your home's market price / appraised value at the time of application and the table KHFC applies then. Ages not in the table (such as 56–59) and prices between the ₩100M steps are linearly interpolated between table points, so they may differ slightly from the actual amount; ages over 80 and values over ₩1.2 billion are not calculated because the official example table does not cover them. The pension you receive accumulates into the loan balance together with the upfront guarantee fee (1.0% of the home value), annual guarantee fees, and loan interest; the total received by age 90 is a simple sum of payments before interest and fees are deducted.

Frequently asked questions

Q. From what age can you join the Housing Pension?
You can join if one spouse is 55 or older and one spouse is a South Korean national. However, the monthly payment amount is calculated on the age of the younger spouse.

Q. At age 70 with a home worth ₩300 million, how much do you receive per month?
For a standard home under the lifetime, level-payment option, ₩923,000 per month (Korea Housing Finance Corporation official example table, effective March 1, 2026). It differs by housing type: ₩789,000 for senior welfare housing and ₩746,000 for a residential officetel.

Q. What is the difference between the officially assessed value used for eligibility and the market price used for the payment?
Eligibility is determined by the couple's combined officially assessed value (gongsigagyeok), which must be ₩1.2 billion or less. The monthly payment is based on the market price recognized by KHFC (for apartments, Korea Real Estate Board or KB market prices; otherwise an appraised value). Because the two prices differ, confusing them will throw off your estimate.

Q. When both spouses pass away, how are the home and pension settled?
The heirs sell the home and repay the loan balance — the pension received plus interest and guarantee fees. Any amount remaining goes to the heirs. Even if the home is worth less than the balance, the shortfall is never claimed from the heirs.
